Moving Out of a Vancouver Condo: Strata Rules, Elevators and the Final Clean

An empty, freshly cleaned condo living room
The short answer

Read your strata's moving bylaws and book the elevator 2–3 weeks ahead, book movers for that window, then book the move-out clean for after they leave and before your inspection. In BC, strata moving fees must be in a bylaw or ratified rule and be reasonable.

Moving out of a condo in Vancouver, Burnaby or the North Shore comes with an extra layer of rules: elevator bookings, move-out fees, loading bays and a property manager or strata council to keep happy — on top of getting the unit clean for your landlord or buyer. Here's how to plan it so moving day and the final clean go smoothly.

Condo move-out timeline

  1. 3–4 weeks before: read your strata bylaws and rules on moving. Look for elevator booking procedures, permitted moving hours, fees and any deposit.
  2. 2–3 weeks before: book the elevator (and loading bay, if there is one) with the building manager or concierge. End-of-month slots go first.
  3. 2 weeks before: book your movers for the elevator window, then book your move-out clean for after it.
  4. 1 week before: confirm the move-out inspection time with your landlord or property manager, and arrange how keys and fobs will be returned.
  5. Moving day: make sure elevator pads are up before the first load, and keep hallways clear.
  6. After the movers leave: the cleaner comes in to an empty unit. Take dated photos once it's done.
  7. Inspection: walk through with your landlord, hand back keys, fobs and parking remotes, and give your forwarding address in writing.

Elevator bookings and moving hours

Many strata buildings require you to reserve the elevator for a move, and many limit moves to set hours or weekdays. A few practical tips:

  • Book early. The last few days of the month are the busiest in Vancouver's rental market.
  • Book enough time. Ask your movers how long they need, then add a buffer.
  • Ask about the loading area. Some towers have a loading bay you can reserve; others rely on street parking, so check where a truck can legally stop.
  • Plan the clean after the elevator window. Your cleaner doesn't need the elevator on pads, but should arrive once the movers are finished.

Move-in and move-out fees in BC

In BC, a strata corporation can only charge a move-in or move-out fee if it's set out in a bylaw or a ratified rule, and the fee must be reasonable. BC's Civil Resolution Tribunal has reduced or cancelled moving fees that stratas couldn't justify. If you're renting, check your lease too — it may say who pays any strata moving fee. When in doubt, ask the property manager for the bylaw that sets the fee.

Condo-specific cleaning checklist

Condos have a few spots that houses don't. Add these to the usual BC move-out checklist:

  • Balcony swept and railings wiped
  • In-suite laundry: lint trap cleared, washer door seal and detergent drawer wiped
  • Range hood filter degreased
  • Dishwasher filter cleaned
  • Window sills and sliding-door tracks vacuumed and wiped
  • Storage locker emptied and swept
  • Parking stall cleared of anything you stored there
  • Garbage, recycling and large items taken out the way your building allows — not left in the garbage room

Our move in/out clean covers the inside of every appliance, window sills and tracks, closets and cabinets, bathrooms, baseboards and floors. Balcony sweeping, laundry-machine details and lockers aren't on the standard checklist — add a note when you book if you'd like them done and we'll tell you what fits.

Selling instead of renting?

If you've sold your condo, the contract usually says what condition it must be in on possession day. Book the clean after the movers leave and before the buyer's final walkthrough. For a unit that's still being shown, a pre-listing clean before photos is one of the simplest ways to help it show well.

We clean condos in Vancouver, Burnaby, North Vancouver, New Westminster, Coquitlam and Port Moody.

Frequently asked questions

Can a strata charge a move-out fee in BC?

How far ahead should I book the elevator for a condo move?

As soon as you know your date — two to three weeks ahead is a good habit, and earlier for the last few days of the month.

When should the move-out cleaner come?

After the movers leave, when the unit is empty, and ideally the day before your move-out inspection.

How much does a condo move-out clean cost?

Good Maid move in/out cleans start at $330 for a studio or one-bedroom under 1,000 sq ft, and are $468 for a two-bedroom, two-bathroom condo between 1,000 and 1,499 sq ft.

Does a move-out clean include the balcony?

Balcony sweeping isn't on our standard move in/out checklist. Add a note when you book and we'll tell you what fits.
